This is the most important service to compare when shopping for a property manager. A thorough screening process is crucial to avoid costly mistakes with your property. Unqualified residents can be very expensive due to lost rent, extra time spent dealing with them, and damage to the property. While no background check can completely eliminate the risk of problem residents, our thorough screening process can significantly reduce your risk. During our application process, we check the following items:
- Verify photo identification on every applicant over 18 years of age
- Detailed copy of credit report with score and full payment history
- Review any accounts in collections and if judgments have been filed
- Check if an eviction has ever been filed against them
- Contact their employer to confirm their source of income
- Ask for copies of tax return and current bank statements if self-employed
- Confirm rental history
- Require previous landlord verification of payment history, property condition, and nuisance issues
- Extensive national, state and local background database check for criminal records, court & incarceration, prison/inmate, sex offender, probation, parole and/or release, aliases, and traffic records

We know you want your money fast! Our owner payments are processed on the 10th of each month and submitted directly to your bank account via ACH deposit. That means cleared resident rent payments typically show up within 2-3 business days.
Management Fee Guarantee
We believe that if we can't collect the rent, then we should NOT get paid. You only pay us a management fee if we successfully collect the rent due.
Leasing Fee Guarantee
You don't pay us a leasing fee until we have a signed lease AND a deposit from the resident.

$1,000 Pet Damage Guarantee
Our resident screening is so rigorous, we will personally reimburse you up to $1,000 in the event of eviction expenses.
Lost Rent Guarantee – Elite Management & Leasing Package
If a resident that we’ve placed skips out on their lease or must be evicted, we will pay you the rent you are owed, up to $1,000 of lost income.
Property Damage Guarantee – Elite Management & Leasing Package
If a resident that we've placed moves out and causes damage to your property beyond normal wear and tear, we will cover the cost of repairs, up to $1,000.
